What the standard covers
AS 4349.3 limits the work to inspecting and reporting on areas that can be reached. Pronouncing a property pest free is beyond its remit.
Why concealment is the issue
Their work happens inside timber members and behind linings, leaving an inspection with surfaces only.
What we do instead
Record what evidence there was, itemise the conducive conditions, and identify every unreachable area together with why.
What should make you wary
Any assurance of a pest free property, because nothing in the governing standard supports such a claim.
What actually protects you
A fixed inspection cycle, conducive conditions cleared as they appear, and a management system installed by a licensed controller.
